What is off-plan property marketing?
Marketing homes that are not built yet, to buyers who cannot visit them. It replaces the visit with proof: the permit, plans and m² for every unit, labeled visualizations, real footage of the site and area, dated construction updates, a clear payment schedule and fast answers in the buyer's language.
How is off-plan marketing different from pre-sale marketing?
They overlap. Pre-sale marketing follows the developer's calendar, from positioning to launch to reservations. Off-plan marketing is about the buyer's confidence: what someone who cannot see the home needs before they commit. Our pre-sale page shows the stages; this page shows the buyer's side.
Can you sell off-plan homes with renders?
Renders start the story, labeled as visualizations and checked against the plans. Buyers commit when they also see the real plot, the neighbourhood and dated progress on site, which is why our crew films from the first excavation.
How do you reach off-plan buyers abroad?
With pages and campaigns in Greek and English, and other languages written by native speakers, answering the questions buyers abroad ask: the tax number they need, Golden Visa eligibility, taxes on top of the price and how to buy remotely.
What results has TERAMOK had with off-plan projects?
YPERIA Properties sold all five homes at Ithomis 31 in Ano Glyfada. A villa development under NDA sold 2 of 3 villas 70 days before completion, $17M in sales, in 2025. A mixed-use development under NDA reached 411 leads a month at $72 per qualified lead in 2026.
Do you make the renders and visualizations?
Yes. CGI from €7,000 per project and AI visualizations from the architects' plans, always labeled. When construction starts, real footage by our crew replaces them.
How much does off-plan marketing cost?
€3,000 to €5,000 a month for one to three projects, €7,000 to €12,000 for four to eight, and from €15,000 for ten or more or a Golden Visa programme, on 12-month agreements. The advertising budget is separate and paid directly to Google or Meta.
Is the hero image on this page a photograph?
No. It is an AI-generated visualization of how our crew works on an unbuilt plot, labeled on the page and in the file. The client photos further down are real.
